    We inventory the property before we manage it

    Systems, ages, warranties, filter sizes, shutoff locations, gate codes, alarm contacts, and the vendors you already use. Most of this lives in a homeowner's head, and a management program that does not write it down is just a phone tree.

    A preventive maintenance calendar

    A/C service, water heater checks, generator exercise, shutter hardware, irrigation, roof and gutter inspection — each on its own interval and scheduled ahead. The point is to replace a part on a Tuesday instead of a system on a holiday weekend.

    One manager who meets the vendors

    We source, schedule, and stand on site while the work happens, then check it before it is signed off. You do not take the call, block the morning, or drive over to let anyone in.

    Monthly reporting and pass-through billing

    You get a written summary of what was done, what is coming, and what we recommend. Vendor invoices pass through at cost with no markup, so you always see the number the vendor actually charged.

What drives the cost of home management.

Home management is a flat monthly fee, quoted per property, with vendor invoices passed through at cost on top. We do not take a commission on vendor work, so the fee has to reflect the real management load. These are the factors that set it.

  • Size of the property and how many systems there are to track — a single-system condo and a multi-zone estate are different jobs
  • How many vendors we coordinate and how often they are on site
  • Level of involvement: oversight of a project you are running, versus running it end to end
  • On-call expectations, and whether you are out of state for part of the year
  • Bill-pay and household administration support, if you want it
  • Whether home watch visits are bundled in for the months the house is empty
  • Additional structures — guest house, dock, pool, generator, or elevator

How much does home management cost?

How is this different from home watch?

Home watch is scheduled visual inspections. Home management adds active coordination: vendors, maintenance, deliveries, staff oversight, and on-call response.

How is home management different from property management?

Property management runs a property as an income asset — tenants, leases, and rent collection. Home management runs a home you actually live in, or return to, and answers to you rather than to a rent roll.

Do you take a commission from vendors?

No. We bill a flat monthly fee and pass vendor invoices through at cost. You always see exactly what the vendor charged.

Will you meet vendors at the house so I do not have to?

Yes, and it is one of the main reasons people hire us. We let them in, stay while the work is done, check it against what was quoted, and send you photos.

What happens in an emergency while I am out of state?

You have an on-call contact who can be at the property, shut off water or power, and get the right trade moving. You get told what happened and what it will take to fix, rather than a problem you have to solve from another time zone.

Can you onboard the vendors I already use?

Absolutely. Most clients keep their existing landscaper, pool tech, and pest control. We manage them on your behalf.

Can you manage a home I rent out part of the year?

Yes. We handle turnover cleans, restocking, and between-guest inspections, and coordinate repairs so the property is ready for the next arrival.

Is there a minimum commitment?
