    An onboarding walkthrough before you leave

    We walk the house with you and build the checklist together — where the water shutoff is, which A/C zone is temperamental, what the alarm code is, who your pool tech is, and who to call if something is wrong at nine on a Sunday night.

    Scheduled visits, inside and out

    Interior for water intrusion, humidity, A/C operation, appliances, and pest activity. Exterior for the roof line, screens, shutters, and pool equipment. Faucets run and toilets flush so the drain traps do not dry out and let sewer gas into a closed house.

    A photo report the same day

    Every visit ends with a timestamped, photo-documented report sent the day we were there. You are not taking our word for it — you are looking at your own house.

    When something is wrong, we act

    You get a call, not just a line in a report. We can shut off the water, get a vendor out, meet them at the house, and document the repair, so a slow leak in June is a plumber's visit and not a summer of drywall and mould.

Home watch is quoted per property and per visit schedule. What drives the number is how often we come and how much house there is to walk, not a flat regional rate. These are the factors we price against.

  • Visit frequency — weekly, biweekly, or monthly while you are away
  • Size of the home and how long a thorough interior and exterior walk actually takes
  • Additional structures to check: guest house, casita, dock, boat lift, or detached garage
  • Pool, spa, and irrigation equipment on the checklist
  • Length of the absence, and whether coverage is seasonal or year-round
  • Storm season add-ons: pre-storm preparation and post-storm damage inspection
  • Extras such as mail and package acceptance, vehicle starts, and letting vendors in

A neighbour is doing you a favour, which means no schedule you can rely on, no documentation, and no insurance if something goes wrong while they are inside. A professional visit is scheduled, follows a written checklist, and ends with a timestamped photo report — and if we cause damage, we are licensed and insured for it.

Do I still need home watch if I have an alarm and cameras?

Alarms and cameras tell you about intrusion. They do not tell you about a supply line weeping behind a vanity, a failed A/C letting humidity climb until mould takes hold, a dead drain trap venting sewer gas, or ants moving into a kitchen — and most of the expensive damage to an empty Florida home comes from those, not from break-ins.

What is checked on a home watch visit?

Is home watch the same as house sitting?

No. House sitting means someone lives in the home while you are away. Home watch is a scheduled inspection by an insured professional who arrives, works through a checklist, documents what they found, and leaves — nobody stays in your house.

Does my insurer require inspections while the house is vacant?

Many Florida policies carry vacancy or unoccupancy conditions, but they vary and we are not insurance advisers — read your policy or ask your agent. What we can give you is documentation: a timestamped, photo-documented record of every visit and what was checked.

Can you handle storm prep or post-storm checks?
